Property Managers Turning Challenges into Opportunities

As the property management business continues to evolve in this ever-changing world there will always be challenges. “Challenges” are what successful managers call problems and crises.

Inherent in every challenge is a solution. Hidden in the emotional mire of a crisis are a number of easily overlooked opportunities. Are you adroit at turning these “lemons” into “lemonade”?17375220098_dbfd31e3e9_z

Recently I interviewed a long-time property manager who has great instincts on this topic. She identified one challenge that all of us can relate with.

I’m referring to the ongoing need to keep your clients, the property owners, from “immobilier israel” satisfied and happy. There are more disgruntled, dissatisfied owner-clients than ever, which is good news and bad.

The good news is they may be open to considering switching to you. The bad news is that unfortunately some of these unhappy owners are your clients. You just don’t realize it.

Before you work yourself into a froth of worry, understand there are two big opportunities in this enormous challenge. One is obvious and the other as inconspicuous as a chameleon on a green branch.

In the time-consuming tedium of their work these property managers hadn’t taken the time to find out. Perhaps they were afraid to, but that’s a recipe for losing business not keeping it.

In my interview with the veteran property manager I learned that before you prospect for new clients it’s wise to reconnect with your existing ones. “It’s easier to keep existing clients then to find new ones”.

She began by calling all the owners she services and asking one simple question: “What one thing can I begin doing that would make you a happier client?” Then she put on her “listening cap” and took notes.

What she learned helped her preserve most of her existing clients. It also gave her a number of ideas as to how to prospect for new owners who are ready to change property managers.

She then ran a small ad in the local business journal that read, “If You’re a Rental Property Owner Wanting Exceptional Service from Your Property Manager, Give Me a Call Today….I’m Looking For More Clients Like You!”

This outstanding property manager shared two more good ideas. One helped her prevent a crisis while the other opened doors to more opportunities.You can also always get help from a good iso 14001 consultant.
