The Community Association Institute – a national program to help Home Owner Associations and other types of community neighborhoods – to create a harmonious community where residents feel safe, secure and knowledgeable that their home is in a place that will help increase its value and your investment will continue to appreciate for years to come.
The CAI has put together some “fundamentals” to help community associations understand the spirit of association living – after all everyone living in an association does so for many reasons whether it is safety, status, curb appeal, community, housing investment the proximity of friends and more.

Here are some tips that CAI recommends if you are on the governing association board or simply a resident looking to get involved from time to time (these are not verbatim):
- Associations are there to help the residents and respect the collective “…rights and interests of homeowners are respected and preserved.”
- The success of any Association truly shows when homeowners feel a sense of community.
- Associations can be considered like a form of local democracy – as neighbors and residents must elect a board to govern the association.
- Association are designed to provide amenities so that the property values and amenities are enjoyed by all residents.
- Association leaders should always strive to seek a “…balance between the preferences of individual residents and the collective rights of homeowners.”
- All Associations must offer their residents a right to vote for their boards.
- Association have a”…contractual and ethical responsibility to abide by established policies and to meet their financial obligations to the association.”
- Associations are there to ensure the monies collected are used properly to create a sound community with updated security and amenities.
